{"id":220,"date":"2015-08-03T15:00:18","date_gmt":"2015-08-03T13:00:18","guid":{"rendered":"https:\/\/vwg.nl\/uncategorized\/verplichte-reservering-door-vve\/"},"modified":"2026-03-03T10:32:31","modified_gmt":"2026-03-03T09:32:31","slug":"compulsory-booking-by-the-owners-association","status":"publish","type":"post","link":"https:\/\/vwg.nl\/en\/verplichte-reservering-door-vve\/","title":{"rendered":"Compulsory booking by the owners\u2019 association"},"content":{"rendered":"<p>Research has shown that a large proportion of owners\u2019 associations (VvE\u2019s) do not set aside sufficient funds for the necessary maintenance and planned refurbishments of the building managed by the association. 35% of the VvEs registered in the commercial register do not have a long-term maintenance plan to justify the funding of the reserve fund.<\/p>\n<p>Ministers Blok and Van der Steur are therefore proposing to make it compulsory for owners\u2019 associations to set aside at least 0.5% of the building\u2019s reconstruction value in the reserve fund each year.<br \/>\nIn addition, the association is authorised to enter into a loan agreement to finance:<br \/>\n\u2013 improving the building\u2019s energy performance;<br \/>\n\u2013 unforeseen maintenance costs;<br \/>\n\u2013 other than the usual annual costs, if the reserve fund is insufficient (despite provisions having been made in the previous two years).<\/p>\n<p>The draft bill has been published for public consultation online. Comments on the proposal may be submitted until 30 September 2015.
